Frequently Asked Questions
Why carry out technical due diligence before an acquisition?
A real estate asset may present structural, regulatory, or technical constraints that are not visible during a simple visit.
An independent preliminary analysis allows you to:
• identify potential risks
• anticipate financial implications
• secure the decision
• negotiate with full knowledge of the facts
It serves as a decision-support tool prior to any commitment.
When should the intervention take place?
Ideally:
• before submitting a firm offer
• or between the preliminary sale agreement and the final deed
The earlier the intervention, the greater the decision-making flexibility.
How does your mission differ from a real estate diagnostic?
Regulated diagnostics (DPE, asbestos, electrical, etc.) respond to specific legal obligations.
The Firm’s mission consists of a comprehensive, cross-disciplinary, and strategic assessment of the property:
• construction consistency
• structural risks
• regulatory constraints
• indirect budgetary implications
This is an independent expert analysis, not a simple regulatory compliance check.
Do you carry out design and construction supervision services?
No.
The Firm intervenes exclusively upstream, within the framework of independent analysis and advisory services.
It does not provide architectural design, execution supervision, or construction management services within the scope of the presented assignments.
Do you operate only in Paris?
The Firm is based in Paris and primarily operates in the Île-de-France region.
Assignments may also be carried out elsewhere in France depending on the nature of the project.
Do you work with non-residents?
Yes.
The Firm regularly supports buyers based outside France.
An independent presence on site helps reduce information asymmetry and secure a decision made remotely.
Do you coordinate architecture and engineering firms?
For in-depth assignments, the Firm may coordinate partner architects or specialized engineering firms (structural, MEP, thermal), each acting under their own responsibility.
Are the information exchanged confidential?
Yes.
All requests and communications are strictly confidential.
How quickly do you intervene?
Timeframes depend on the nature of the property and the urgency of the matter.
An initial response is provided within 24 to 48 business hours.
Can’t find the answer to your question?
A first confidential discussion can be arranged upon request.
