Since 2023, French co-owned buildings have been required to establish a multi-year works plan. No such obligation exists for individual houses. Yet they need it more: no managing agent, no general assembly, no works fund. The owner is alone, and discovers each deadline only when it arrives.
CH_G transposes this method to private property, extending it to thirty years and adding what a co-owned building does not cover: the grounds, the surroundings, the utility networks, the maintenance contracts, the current warranties and the value of the asset.
The difference between the owner who anticipates and the owner who endures is not the amount. It is the timing, and the discount a property takes when its defects accumulate.
